Closing

Once we survive the Inspection Period, the appraisal came as he wanted and all of the repairs, if any, are completed, be aware that if your buyer is financing the purchase, during the underwriting process it’s possible that your buyer’s financing could fall through. It could be caused by new debt, missed payments or an unforeseen change in employment that makes the bank feel like there’s too much risk in financing the home. It doesn’t happen often, but I have seen it. The silver lining if this happens, is that we have an inspection and repairs are done, which will be an added value to another buyer if your house goes back to the market.

Step 23:  Mortgage Approval and Clear to Close

Step 24:  The Final Walkthrough

Step 25:  Closing Day!

Moving Day Cheat Sheet

Once you’ve bought your next home, the thought of getting settled in, decorating, and living in your new space is incredibly exciting. But the actual logistics of preparing for and executing your moving day…not so much.

For most of us, it’s a time filled with stress and anxiety. Packing might take longer than expected, movers could be running hours late, and you might forget to transfer utilities on time.

However, if you start preparing weeks in advance, the day itself can be much more manageable, even if there are some day-of hiccups. Follow the tips in our new moving day cheat sheet to help your big move go as smoothly as possible.

Giving Back

Being raised by a single parent, homelessness was never far from our minds.  The concept of family and home are so important to me that I volunteer with Habitat for Humanity. Their process is truly a hand-up learning experience, not a handout.  While it is not a quick process, they help people make a paradigm shift with changing lifestyle choices and teach them how to give back to their community. Giving back to my community as a volunteer gives me the opportunity to collaborate for this program to be sustainable.

I also volunteer with Realtor Foundation raising money for the homeless, and homeless prevention programs.  Did you know that the average age of homelessness in our area is 7 years old?  For their, and our family’s future, we must support organizations that are experts in this area.

I also serve with those much older and wiser than me, at the Zionsville Lion’s Club.  Just for the sheer fun of it! Caring for the 18-acre park that serves so many families in the community and beyond.

The Causes Closest to My Heart

Women Build is a national Habitat for Humanity program designed to provide a comfortable learning environment for women to discover they can build Habitat for Humanity homes!

The funds raised during Women Build sponsor the land, infrastructure, and materials needed for the home, as well as required homeowner education training. With your support, we can continue to fulfill our mission of helping hard-working, low-income families here in Boone County.

The goal at Boone EDC is simple: To help our community thrive. Our businesses are a big part of our success, and small or large, manufacturing or headquarters, the corner coffee shop or entrepreneur with an idea, we’re your one-stop shop. We’ll help you find your company’s next home, connect you with the right resources, and be your government liaison. And in the background, know our team is working hard to improve our overall quality of life. Boone County is our home, and we can’t wait to share it with you.

Founded in 1984 by the MIBOR REALTOR® Association (MIBOR), the REALTOR® Foundation seeks “To mobilize our real estate community to raise funds and foster support for organizations that transition central Indiana’s homeless to safe and secure housing.“

Our vision is that central Indiana’s homeless have access to safe and permanent housing solutions that positively change their lives.

Since its founding, the REALTOR® Foundation has awarded grants that have helped central Indiana strengthen its communities.

The Lions Club objectives are to create and foster a spirit of understanding among the peoples of the world; promote the principles of good government and good citizenship; take an active interest in the civic, cultural, social, and moral welfare of the community; unite the clubs in the bonds of the friendship, good fellowship, and mutual understanding.

To Provide a forum for the open discussion of all matters of public interest; provided, however, that partisan politics and sectarian religion shall not be debated by club members; encourage service-minded people to serve their community without personal financial reward, and to encourage efficiency and promote high ethical standards in commerce, industry, professions, public works, and private endeavors.

They believe kids in foster care need hope and encouragement.

Hands of Hope is a bridge organization connecting faith communities, businesses, and individuals with practical opportunities to impact children in foster care in conjunction with the Department of Child Services (DCS), Licensed Child Placement Agencies (LCPA’s), and foster parents. Members of my team volunteer their time, through their church’s partnership with the organization, to provide childcare while the parents attend to their training.

My Referrals

I get no greater satisfaction than sharing the comments that past clients have been kind to take their time to write! Every referral is generated by third parties to keep it real.

I take pride in the hard work and passion poured out to serve them all. It’s what makes me love my job!

For some, I was part of moving along to the next episode of their lives. To others, an advocate in the quest to find THE home where they are enjoying their New Backyard! To all, I gave all the experience and knowledge I can offer, to make a less stressful process from beginning to end.

My Value November 29, 2018

My Value

The Value I Bring

My passion runs deep for defying mediocrity and delivering extraordinary experiences in everything I do. As an entrepreneur and business owner, I come equipped with the knowledge, network, and experience to get us to the closing table.

While the short-term goal is to sell your house or find your next home with the fewest possible hassles, the long-term goal is to become your trusted real estate advisor. I aim to be the one that you would readily recommend to your friends, family, and peers.

When selling your house, I go above and beyond the average agent. I provide you with detailed recommendations for improving the value of your home. I use a professional staging consultant and photographer to show off your home in the best possible light to leverage the value of your asset. All of this is at no extra cost to you! This is all part of my marketing plan, designed to attract the greatest number of buyers possible.

When you’re buying your next home, I listen to your needs and wants, which helps me guide you and advocate on your behalf to best match your dreams with the homes currently available on the market.

As you work with me, you will find that I have an organizational structure and communication strategy that carefully supports sellers and buyers through the entire transactional process and continues to provide value beyond the transaction.

Professionally

I like to be at the forefront of knowledge and ideas, which is why I serve on the Realtor Association’s Economic Development Council and the Boone County Economic Development Corporation. This keeps me aware of what’s on the horizon economically and helps me gain an understanding of what makes up a healthy thriving community.

Even more crucially, collaborating with other real estate professionals on projects not only helps us learn to become better service providers but gives us the opportunity to learn from each other. Though real estate is by nature a competitive business, we all want to sit across the table from realtors who are known for their honesty, integrity, and professionalism. Our clients and community are better served when we encourage and cultivate those values in each other.

Personally

Being raised by a single parent, homelessness was never far from my mind. The concept of family and home are so important to me that I have volunteered with Habitat for Humanity for 7 years. Their mission is truly to “provide a hand up, not a handout.” Habitat not only helps people become homeowners but teaches them new lifestyle choices that encourage financial stability and community involvement. Thanks to countless volunteers, donors, and the homeowners themselves, the Habitat model has remained sustainable for more than 45 years.

I also volunteer with the MIBOR Realtor Foundation to raise money for the homeless, and homelessness prevention programs.  Did you know that the average age of homelessness in our area is only 7? For these children, and for the future of all families on the economic edge, we must support organizations that are experts in ending this problem.

Just for the fun of it, I serve with those older and wiser than me at the Zionsville Lion’s Club. Caring for the 18-acre Lion’s Park, which serves so many families in the community and beyond, feels like being a part of Americana. Then there is my church, Traders Point Christian Church, which reminds me every day that there is nothing more important than loving others.

An Indianapolis native who’s lived most of my life in Northwest Indy, I am a full-time real estate professional, a wife of 25 years, and a mother to four adult children and their partners. You can rest assured that I will take care of your needs as I would take care of my own family.
